A: The buyer of residential property or land has generally to pay Stamp Duty Land Tax. The amount payable is based on the purchase price as follows:-

Q:I am selling my house, what do I do with my keys on the day that I move ?
A: Your estate agents will usually deal with the keys. Generally speaking, sellers deliver the keys to the estate agents once they have moved out on the "completion day". Once the buyer´s solicitors have received the purchase money in to their account, they telephone the estate agents holding the keys and let them know they may "release the keys" i.e. that they can hand them over to the buyer. In doing this, it ensures that the keys are only handed over once the purchase money has been transferred.

Q: As a buyer, how do I know which fixtures and fittings the seller is going to leave?
A: A seller usually completes a "Fixtures and Fittings and Contents Form". This is a form that shows which items the seller is leaving at the house and which they are taking with them. It includes items from carpets and curtains to shelving, the cooker, fridge and plants in the garden. It can also state how much the seller will accept for an item if they are willing to sell any to the buyer for an extra amount.
